Warner Wins Legg Mason Office Tower

Legg Mason Office Tower and Four Seasons Hotel and Condominium Residences
Struever Brothers, Eccles & Rouse, in partnership with H&S Properties, is developing this project known as Harbor Point, which is located in Baltimore Harbor adjacent to the Marriott Hotel. The project will include a five level underground parking garage; a 25 story office tower, scheduled to serve as the new Legg Mason headquarters, and a 44 story Four Seasons Hotel and Condominium Residences. Armada Hoffler is the general contractor and Beatty, Harvey & Associates, LLP of New York is the lead project architect.
Armada Hoffler has developed a preliminary Guaranteed Maximum Price (GMP) of $350 million for the construction of the parking garage and two towers. The anticipated completion date for the Legg Mason Office Tower is September 2009 and includes financial risk to the development team if not completed on time. The Four Seasons Hotel and Condominium Residences is targeted to complete one year later in September 2010.
Warner’s initial role is to provide design assessment for validation of the final GMP and/or Value Engineering, should there be any escalation in the GMP. Warner will then assist the development team as needed in final GMP contracts negotiation. During the construction phases, Warner will provide Construction Management, Contracts Administration and Schedule Review and updates in support of the development.
