James Merlene is a seasoned construction executive with over twenty-five years of experience managing large, complex, at risk commercial construction contracts including government, private, institutional, residential, hospitality, hospital and renovations. He is skilled in oversight and management of self-performed work including support of excavation/foundations, cast in place concrete, masonry and carpentry work.
Mr. Merlene has provided pre-construction and construction management services to hospitality developers to include Owner representation, risk assessment, and risk management to investors. His pre-construction efforts include developing conceptual budgets and schedules from a developer’s program. Most recently, Mr. Merlene assisted in pre-construction efforts for a 2,000 key and 900 condominium unit resort development in the Caribbean to include residential, hotel, retail, food and beverage, casino, spa, marina and convention space, as well as a lagoon and beach.
As a construction consultant, Mr. Merlene provided construction management services to clients including institutional lenders and developers. Those services included Owner representation, risk assessment, and risk management to investors. Sector markets included residential and hospitality in the New York City market, as well as the Washington, DC area.
As a Senior Project Executive, Mr. Merlene was responsible for leading project teams for the development and execution of multiple development/construction projects starting at the pre-construction stages through the final turnover to the client.
