Tony Warner II is a seasoned construction management professional with a twenty-year history in project management and real estate development.  His specific expertise is in Class A commercial office, high-density residential and mixed-use complexes.

 

Tony has successfully completed more than 100 tenant build-out projects totaling more than one million square feet of tenant space on individual projects up to $15 million and 150,000 square feet. Tony has also held project management positions on 20 different building projects, providing analysis of contractor claims and mediation testimony.

 

Tony’s project management responsibilities have included initial planning; programming; space planning; design development; finish selection; construction document creation; obtaining building permits; preparing bid packages; soliciting competitive bids; scoping and analyzing bids; creating, monitoring, and updating overall project budgets; contract negotiation and award; construction build-out; and project closeout utilizing outside architects, permit expediters, and trade contractors.

 

Build-out responsibilities have included conducting project kickoff meetings; establishing and monitoring project schedules; conducting weekly progress meetings; monitoring construction progress; reviewing requests for information, submittals, approving change order costs and contractor applications for payment; coordinating project schedules; formal delivery of spaces to tenants; and turnover to building management upon space completion. His closeout responsibilities have included punch list creation and sign-off as well as reviewing and approving closeout documents, such as air testing and balance reports, conveyance of Operation and Maintenance Manuals, and as-built drawings.

 

Prior to joining Warner, Tony held project management positions with Lerner Enterprises, Clark Construction Group and Poole and Kent Corporation.
